The well designed independent living Villas at The Manor- Batemans Bay Retirement Village are sensibly orientated to the winter sun while providing shade in the warmer months for protected outdoor enjoyment. The setting is ideal. The temperate climate of the south coast is a welcome change from the many temperature extremes in Australia.

There are one, two and three bedroom independent living Villas set in beautifully landscaped grounds of the The Manor. All Villas have private courtyards. In addition all residents may wander on level walking paths through the Village's maturing gardens of roses, lavender, silver birches and maples together with bird-attracting native plants. The level site of the Village and surrounds create a distinct advantage for those using wheelchairs or motorised scooters.

The Village chef prepares meals freshly each day which are served in the dining room; Villa residents are encouraged to use the dining room as they wish.

All accommodation has 24 hour medical alert call facilities with an on-site care staff member on call 24 hours each day. There are registered nurses on staff.

Independent-living Villa residents of our Village have guaranteed entry to permanent on site low-care assisted living Apartment facilities so do not need to go to another village when requiring further support; NOT an option at most villages.

All Village residents have guaranteed entry to on site respite care, which is available in our assisted living Apartments; all meals are provided.

An Entry Contribution ranging from $185,000 to $440,000 is payable to secure a Villa at The Manor. This is an interest free loan from the Resident to The Manor which is returned to the resident on departure. There is a deferred management levy of 4.5% of the Entry Contribution per annum, with a minimum of one year and a maximum levy period capped at six years.

A weekly fee (recurrent charge) is payable to cover:

  • the day to day management and operation of the Village
  • on-site 24 hour emergency call service,
  • cleaning of the lounge, dining and community areas,
  • general residential maintenance and repairs to common areas of the Village,
  • gardening of common/community areas including lawn maintenance,
  • access to a range of community activities and shared facilities,
  • payment of water charges,
  • payment of community based electricity and gas charges,
  • rates and charges associated with the property,
  • annual auditing of the accounts of the village,
  • waste management, and
  • insurance on the building and Public Liabilities Insurance.
